Is this template right for me?

ONPHA’s sample lease template was developed for use by non-profit housing providers (landlords) without care services as defined under Section 7 of the Residential Tenancies Act, 2006 and non-profit housing providers exempt from using the Ontario standard lease according to Section 1 of O. Reg. 9/18. This sample must be customized by landlords before use to ensure it reflects their needs.

This document is not intended to be a substitute for legal advice. It has been carefully reviewed by Doug Levitt and Tim Duggan of Levitt Di Lella Duggan & Chaplick LLP, who specialize in landlord-tenant legal issues for community housing providers.

Please note, some provisions of this lease may not be enforceable, as the rights and obligations as expressed in any agreement are subject to the provisions of the Residential Tenancies Act, the Ontario Human Rights Code, or other relevant law. However, they are included in the lease, as they reflect current best practices.
